Citrus County’s real estate market is shifting as 2024 brings fewer home sales, but higher prices.

 

Single-family home sales dropped by 4.9%, totaling 3,073 closings, yet the median sale price rose 3.1% to $299,000.

 

The average sale price climbed to $348,309, while homes now take a median of 50 days to go under contract—indicating a slower, more considered pace for buyers and sellers alike.

 

Manufactured homes outperformed, with sales rising 6% and median prices up 3.3% to $167,190, highlighting affordable housing’s local appeal.

 

By June 2025, the median home price stabilized at $284,839, reflecting a balanced market with more inventory and options for buyers.

 

Major developments in Homosassa, Lecanto, and Crystal River are underway, aiming to meet demand as the area grows.

 

Looking to 2026, modest price gains are forecast, with new construction and steady investment supporting long-term growth.
